INVESTMENT SIZE | LTC/LTV

  • Minimum: $2 Million USD
  • Sweet Spot: $15-25 Million USD | Larger Transactions on case by case basis | Projects location ( Case by Case) based on Experienced Principals, Sponsorship Strength,  Type of Project, Pre- Entitlement or Entitled shovel ready ( preferred)
  • Typical Rates from 4.25 to 5.99% Interest Only for 1st 2 years and balance of 5 year term Principal & Interest | 5 year terms- Renewable | Amortizations 5-25 years.
  • Rates and terms may fluctuate based on market conditions, Strength of Borrowers(s) and proximity of Investment
  • All Refinance Transactions from up to 90% LTV |  All Acquisition- Renovation, New Construction from 75%-90% LTC
  • Terms: Typical Credit Facility from 75% LTC/LTV, any transactions requiring mezzanine strip above 75%, the equity participation will range from 20%-33.5% passive revenue to Fund & Loan Servicer.

LOAN CRITERIA:

  • 1ST Trust Deed on Real Estate and Project Assets
  • Corporate Loans include equipment, and UCC filing of contracts from Vendor and its Client
  • Maximum submission : 2 Projects by Same Sponser
  • Non- Recourse to 40% LTC/LTV | Personal  Guarantees/ Corporate Guarantee applicable from 40-90% LTC/LTV
  • Lender Admin: 1% Due at approved Commitment by Client and legal counsel | and 1% deducted at closing from proceeds.
  • Loan Servicer: from .50% to 1% advisory
  • Average Closing from 45 days is typical
  • Brokers Protected | Procedure- After Client provided NDA Disclosure  is signed with Parties and Loan Servicer; Submit with fee agreement arranged with Client, Executive Summary, Each Borrower & Companys’ Supporting Financial Statements Snapshot and Credit Profile & Request for Financing | Term Sheet to Commitment from 5-10 days
